A WOMAN has revealed how she saved £3,000 selling her home without an estate agent in just three weeks.

Carrie Rose, 30, bought her three-bed, semi-detached newbuild in Roseville, South Yorkshire, five years ago for £154,000 but sold it on for £218,000 through savvy use of social media.

Entrepreneur Carrie, who made Forbes’ 30 Under 30 list in 2022 as the CEO and founder of international creative agency Rise at Seven, used TikTok and Facebook to help her market the attractive property.

She put the house on the market earlier this year, intending to use the money to buy a larger family home.

With more than a decade of experience in marketing and some photography tips from TikTok, she created an ad for the home, with some unique selling points in mind.

Carrie told HOAR Online: “The market is crazy right now. People are scared about buying or selling property.

“I viewed some houses and it seemed like estate agents didn’t know that much about the property or the area.

“The first thing I did was some research about what houses like mine were selling for in the area.

“When I needed to take some pictures, I went on TikTok. There’s loads of photography advice on there. I just search for ‘property selling tips’ and things like that.”

The PDF ad she created read: “Welcome to my three-bed home, in the quiet village of Roseville.

“I bought this house five years ago when it was a plot of mud with lots of potential. I have loved every minute of living in this property, from waking up to the sound of roaring lions in the morning from the nearby Zoo & Wildlife Park (yes I hear this often), to the neighbourly gatherings in summer.

“I was very lucky when I reserved this plot as I was told this is the largest Gosford plot on the estate, with a double drive at the side of the house (rather than parking at the front), and a large south west facing garden. It means I get the sun all day up until 8pm. My neighbours are quiet and friendly and he even cuts my grass without asking.

“I wish you the best in finding your next home.”

After posting it, Carrie said that she really struggled with not being able to get on property websites to advertise her home without an agent.

She used free online agent Strike to get on Rightmove and to keep track of the viewings she had booked.

The marketing entrepreneur added: “I did all the viewings myself. I did them on evenings and weekends. I found it quite stress free.

“I highlighted the things that I love about the house. I think agents focus way too much on things like schools and crime stats, which you can find out yourself online.

“The things you can’t find out are good cafes around the corner or dog walks nearby.

“By the third week I had accepted an offer. It was all very easy.

“I saved £3,300 and all the time as well. I have neighbours whose houses have been on the market for eight months and they’re very similar to mine.”

Carrie said she tried to emphasise what made her house special, rather than just school ratings or crime stats

She added that some of her neighbours have had similar properties on the market for months
