Woman buys home next to M1 for £225k, sees value soar by £50k

A woman in Shepshed, Leicestershire, has seen the value of her 3-bedroom home increase by £50,000 since she bought it for £225,000. However, Jodie Jarvis explains that buyers often overlook properties in her area due to one key flaw – the proximity to the M1. Despite this, visitors are surprised to find that the noise is completely blocked out by a high fence acting as an "acoustic barrier".

Noise? What noise?

Buyers are often put off from purchasing homes in Shepshed due to the location next to the M1 motorway. However, residents are quick to point out that the noise is hardly noticeable. Jodie's husband, Joe, explains, "you can see the lampposts towering over but you can't see the road or any traffic or really hear it." Even visitors are shocked to find that the sound of the motorway is minimal.

Good value for money

Jodie and Joe bought their home a few years ago for £225k and have recently had it valued at £275k. The couple is delighted with the increase in value and are happy living in their "dream home" despite the proximity to the M1. Neighbour, Max Machivenyika, also explains that buying property in this area is a bargain compared to purchasing in Leicester.

Soothing "white noise"

Some residents actually find the sound of the motorway soothing and even helpful for falling asleep. Victoria West, a mother of two, says that the noise is not loud but is there in the background and helps her sleep. She even keeps her windows open all night. However, others have experienced occasional loud crashes that can be disturbing.

Acoustic barrier does the trick

The reason residents are able to enjoy peace and quiet despite living next to the M1 is due to a large wooden privacy fence reinforced with metal bolsters and a sound screen. This barrier effectively blocks out the noise and allows residents to live in a tranquil environment.

Despite the initial concerns about the location, residents in Shepshed are happy with their choice of home and enjoy the benefits of living in a great neighborhood where the value of their properties continues to rise.
